Every bid is contingent on a pre-construction site visit — drain locations, line sizes, vent routing, access. Bids priced off reality hold; bids priced off hope don't.
Scope-locked lump-sum bid
One number for a defined scope, with inclusions and exclusions spelled out line by line — including who owns concrete, wall build-outs, and fixtures. Valid 30 days.
Clean execution & draws
20% at contract, 50% at rough-in complete, 30% at trim-out. Rough isn't billed until it's actually complete — your draw schedule maps to real progress.
Standard draw schedule
Bids valid 30 days, contingent on pre-construction site visit. Unforeseen-conditions allowance carried by GC/Owner outside the lump sum — billed only on documented discovery, unused balance returned.

No verbal change orders
If concealed conditions differ from those assumed, we stop, document with photos, and get written approval before proceeding. Nobody on your job hears "but you told me to keep going."
Pre-agreed unit rates
Discovered work is priced by rates agreed before contract — below-slab rework, non-conforming drain replacement, extra vent runs, fixture relocations. Surprises become arithmetic, not negotiations.
Unforeseen-conditions allowance
Carried outside the lump sum, billed only on documented discovery, unused balance returned. Surprise money is on the table at signing — not invented mid-job.
Scope honesty on trades
Concrete saw-cut and pour-back, framing, chases, and electrical are stated plainly as GC scope where that's the deal — we plumb the open trench. Clear lanes keep your schedule clean.
Customer-provided equipment, handled right
Owner/GC-furnished fixtures and equipment are install-only with workmanship warranted — and tankless electric water heaters are water-connections-by-us, electrical-by-others, in writing.
Florida lien-law compliant
Documentation and notices per Florida Statute Ch. 713 as standard practice — the paper trail that protects everyone at the table, run professionally.
